The Design Process
An overview of how home design proceeds at seki.design.
01.Initial meeting
We begin with a meeting at our atelier to discuss your ideas and expectations. You can apply for a consultation using the button below. We’ll talk about your thoughts on the home, budget, and desired schedule — taking the time to build a shared understanding. (It’s often the most nerve-racking stage for everyone!) Children are, of course, welcome.
02.Site survey & legal review
Based on the survey drawings, we visit and assess the site. If possible, we encourage you to join us on site — it’s an excellent opportunity to exchange ideas directly. We also contact relevant authorities to confirm zoning and legal conditions.
03.First presentation
About two weeks after the planning request, we present the initial proposal. Using floor plans, elevations, and models or perspective drawings, we explain the concept and spatial image of the project.
04.Design contract
- At signing:
30% of the design fee
If you are satisfied with our presentation, we proceed with the Design and Supervision Agreement.
05.Basic design
We refine the proposal based on your feedback. Through discussions, we balance detailed requests and priorities, developing the core plan of the building — sometimes with major revisions from the first presentation.

06.Detailed design & structural calculation
Through successive meetings, we finalize materials, fixtures, and finishes. Detailed construction drawings are prepared for the contractor.

07.Contractor bidding / selection
- At construction contract:
50% of the design fee
We request estimates from selected contractors (either competitive bidding or negotiated), review quotations, adjust the construction budget, and select the builder.
08.Building confirmation application
We submit the building permit application on your behalf to the local authority or a certified inspection agency. Actual expenses such as application and stamp fees are billed separately.
09.Construction supervision
- At completion:
20% of the design fee
After construction begins, we carry out regular site inspections to ensure the work follows the design drawings.
We also coordinate fine details with the contractor through shop drawings, as these determine the final quality. Any unforeseen issues are reported promptly, with appropriate advice. We attend official inspections and accompany the client during handover.
