The process of making a house
Here, we’ll introduce the process of making a house at seki.design.
First, we will ask about your consultation. We will talk about how you feel about living, budgets, and construction timings, and try to get to know each other (this is the moment that makes us the most nervous). Kids are welcome too.
Site investigation / adjusting laws
We will investigate the planned site based on the survey map. If possible, we would like you to be there and share with us the image you get. We will also adjust the conditions regarding laws by contacting government agencies.
We will ask you to give us about 2 weeks from the planning request, and then do our first presentation. There, we will explain the concept and the living images using models and perspective drawings to help get the picture of the building.
Conclusion of the design management contract
If you are satisfied with our presentation, we will ask you to conclude a contract

We will make the details clear based on the first presentation. We will ask your desires in detail, and will start planning, which would be the base of our constructions, by determining the priority (it may change greatly from the first presentation).

Final designing and calculating structure
- We will ask you to pay 40% of the design fee when finished
We will confirm the details such as finishing materials and facility equipment, by doing meetings. Also, we will create more detailed diagrams that are needed for the actual construction.

Tender for construction
- We will ask you to pay 20% of the design fee when the construction contracts are concluded
We will select the construction contractor by requesting estimation (by public tender or by sole-source procurement), evaluating the estimation, and adjusting the working budgets.
Operations regarding the application for confirmation
We will submit the document for application for confirmation to the government office or the civil confirmatory trial agency on behalf of our client and receive a document proving it’s confirmed (permission for constructing). We would need an additional fee for applying for confirmation and for the revenue stamp.
Operation for managing the construction

After starting the construction, we will do some management work on a regular basis, based on the progress of the construction. The main purpose for this is to check that the construction is done just the way it is mentioned in the designed diagrams. In addition to this, we will conduct some meetings using the construction diagram created by the construction contractor to decide on points that can’t be mentioned in the diagrams. This will influence the final quality of the construction.
Also, if there is something unexpected, we will report to our client and give proper advices. We will be there at the inspections for government office, like intermediate inspection and complete inspection, and the client inspection, which will be done when handing over at the very end, and give advices there as well.
